Since then dilemma and problems of seller have been brought to fore in number of cases and merit attention.The theme of this paper lays greater emphasis on the aspect of protecting a seller against acts of commission or omission. Most of these transactions are done outside, where DHA finds it difficult to assists the seller.Importantly these incidents are increasing as the value structure of society is getting degraded. It is in the back drop of this situation that some guidelines to avoid this unfortunate state are necessary. Keeping the above in view, Golden rules appended below have been formulated in order to protect property owners and to create awareness to avert chances of getting into a trap
